Evaluating Residents' Housing and Neighbourhood Preferences in Nigeria: Providing a Feedback for Public Housing Delivery

The urban housing problem in Nigeria is both qualitative and quantitative in nature; hence, the desire for a decent shelter and the choice of where to live has been an issue of concern to most urban residents in Nigeria. By means of providing a feedback, this study examines housing and neighbourhood preferences in Public housing estates in Ado-Ekiti, a metropolitan city in South-west part of Nigeria. This is with a view to determining relevant socio-economic factors affecting households’ residential choices in the urban areas. Through a field survey of 450 households selected from three public housing estates in Ado-Ekiti, information on households’ socio-economic background and residential preferences was obtained. The study showed that 66.6%, 64%, and 61.7% of the respondents in Olusegun Obasanjo, Bawa, and Federal housing estates, respectively, preferred and opted for their present residential estate because of attributes such as types of dwelling, layout of the neighborhood as well as the quality and adequacy of basic residential amenities respectively. The result of Multiple Regression Analysis carried out to identify significant determinants of housing preference in the study area shows that the adjusted R2 values (co-efficient of determination) for socio-economic variables such as the age of the respondent, family income and household size are 0.8074, 0.463 and 0.329 for Bawa, Olusegun Obasanjo and Federal housing estates, respectively. This implies that 80.7%, 46.3%, and 32.9% variance can be explained by the multiple Regression adjusted values for the number of predictors in the sample. Confirming the linear relationship and level of significance among the variables, the Analysis of Variance (ANOVA) Test F- values of 13.980, 12.653, and 44.581 were obtained for Bawa, Olusegun Obasanjo and Federal Housing Estates, respectively (Significant value p < 0.01). Comparing this within the Estates, the results show that only age and income are significant determinants of residential preference in Bawa and Olusegun Obasanjo Estaes, while for Federal housing estates, socio-economic variables such as the age of the respondent, family income and household size were significant determinants of residential preference. Arising from these findings, the study posits that planners and agencies responsible for urban housing design and development should consider relevant factors of households’ residential preferences and choice when deciding on public housing delivery for the urban residents in Nigeria.
