The purpose of this research is to evaluate the project for its financial aspect with case study of few clusters at Pantai Indah Kapuk which construction are completed. This research is to evaluate its posiilty for building a new cluster for inhabitancy or for commercial use based on the previous experience. For the above purpose, the writer did the initial financial analysis of the completed project. Analysis was done by counting Net Present Value, Benefit Cost Ratio and Internal Rate of Return of the project and the data was taken directly from the object study. The result of the initial financial analysis of the completed project showed the success of the project. From the actual cost and the sales of the project, the writer used it as a base for the financial analysis of the new project by considering existing situation and conditions. Result of the final financial analysis for plan of the new project shows appropriate result and proper for further implementation in near future by using the momentum of property development in Indonesia, especially Jakarta. |
