The housing sector in the united states is changing rapidly and significantly. Longterm forecasts, always tenuous at best, are now practically impossible. But, with some careful considerations of the trends affecting the sector, it is possible to sketch out an institutional context within which sales and construction numbers, and thus macroeconomic growth, will develop. Demographic and technological changes will have the greatest impact on both demand and supply and thus should drive any forecast. But, looing at housing as simpl a domestic sector, or considering its real aspects only, eliminates financial evolution and economic globalization as factors in the mix and these are also important.
