Housing is one basic need of humans that must be fulfilled especiality for residents in Jakarta. proprety developers several new neighborhoods surrounding Jakarta based their idea on development on new areas outside of Jakarta was much cheaper than in Jakarta. however, the price of land surrounding Jakarta such as Bogor, Tangerang and Bekasi know as Botabek have significantly increased. In addition, price increase was due to tight competition among builders and property owners for the use of land. Jakarta, surrounded by these satellite cities, is faced with severe traffic congestin, this probles was one reason why people chose moderate to cheap housing in botabek, where the price of houses are still reasonable. Moderate priced houses were class living around Jakarta or Botabek. Matrix Correlation built by property developers mainly for middle to lower class model and multiple linear regression aer used to analize all factors influencing prices of moderate and cheap houses in Botabek. There were apparently nly three of seven independdent variables influencing buyer's choice namely building space, land space, and housing amenity. However, there was multi-colinearity between building space and land.
