Even though many policies on service system have always been established by the government in order to anticipate problems, negative opinions on services related to land matters (land sertification) still exist in oublic mind, That is reflected on different of public expectations about the services and the performance of the government officials. based on that, the problem in this research is the analysis about public satisfaction to land related services (land sertification) in the land office at semarang. Then this problem will be explained further to eight arguments from a few concept which are availability of service, proffesionalism of the staff, completeness of service and responsiveness the staff. Survey and analysis are conducted in two ways. First, identifying factors that are influential to public satisfaction by interviewing with land services experts. Delphi method is used in the approach. The second way is surveying the public represented by the respondents by combining accidental sampling and purposive sampling approaches. In the second way, the regression probit analysis is also used. The conclusion is : a. based on statistical analysis, eight arguments which is formulated as empirical were proven b. there is serendipity in the research yields. At the end of this paper, a few of theoretical and applicational implications are given as the closing paper.
