Cikarang is a hub of the development of private industry areas in which there are approximately 30.000 hectares industry areas from Cibitung to Karawang. At present, there are 5 big industrial estates located in Cikarang. There are about 4000 multinational companies that are operating in Cikarang and its surrounding areas. Therefore, Jababeka is developing a new product in hospitality which was “ The President Executive Club” (PEC) at Jababeka Central Business District (JCBD). It provides many facilities such as meeting/function rooms, business center and business lounge, international restaurant, fitness center and spa and amusement center. The problem, at current, is whether or not the finance and investment for the project are appropriate and yield in economic benefits. The investment models used in this thesis writing are Discounted Payback Period, Net Present Value, Internal Rate of Return and Profitability Index. Based on observation of feasibility consideration through calculation using investment models: Discounted Payback Period (DPP), Net Present Value (NPV), Internal Rate of Return (IRR) and Profitability Index (PI), it is concluded that the project is less profitable. Nevertheless, PEC gives additional values for the development of overall Jababeka’s Group businesses. In addition, PEC is also an initial project that will become the milestone of the development in hospitality area for Jababeka. Therefore, this project needs to be continued.. |
