The main problem of this research is how the effect of a land dispute has towards the registration of land. The result and the conclusion of this research points to the fact that the dispute over land that is already certified is caused by a) there is an error in the probing of the history of the land, b) the gathering of physical data on the land and the aplication of the principle of its publication is not accurate, c) there is error on the part of the land office in determining the legal status of a certain piece of land.
